Texas has no state income tax, but property taxes here are higher than the national average. Understanding how they work will help you make better financial decisions when buying a home.
How Texas Property Taxes Are Calculated
Your property tax bill is based on two factors: your home’s assessed value (determined by the county appraisal district) and the combined tax rate from all taxing entities that serve your property. These entities typically include the county, city, school district, and any special districts like MUDs (Municipal Utility Districts).
In the Cedar Park and Austin metro area, total property tax rates typically range from 1.8% to 2.5% of assessed value. On a $500,000 home, that translates to approximately $9,000 to $12,500 per year before exemptions.
Homestead Exemption: Your Most Important Tax Break
If the home is your primary residence, you can file for a homestead exemption that reduces your taxable value. In Texas, the general homestead exemption removes $100,000 from your home’s value for school district taxes. Many cities and counties offer additional exemptions. File with the county appraisal district — it is free.
Property Tax Rates by Area
Tax rates vary significantly across the Austin metro. Cedar Park residents in Leander ISD typically pay around 2.0% to 2.2%. Georgetown ISD areas tend to be slightly lower. Round Rock ISD areas vary depending on MUD and city boundaries. Pflugerville may have higher rates due to MUD taxes.
